Seniors Housing and Residential Suncrest Avenue, Sussex Inlet

Project overview

We are seeking community input on a State Significant Development Application (SSD-86970708) for a residential and seniors housing development (the Proposal) at Lot 22 DP1270620 Suncrest Avenue, Sussex Inlet (the Property). The Proposal is intended to be broadly compliant with the relevant planning controls.

The proposal is anticipated to include the following key components:

  • Construction of a residential care facility (around 12 beds) and independent living units (around 79 units);
  • Construction of around 60 double storey residential townhouses and villas;
  • Construction of ancillary services including recreational space, community space and support uses such as café for the use of the residents and broader community; and
  • Landscaping and associated public domain works.

Consultation with traditional land owners is being undertaken as part of this preliminary process.

The design is still in development and will be subject to refinement as the project progresses.

Construction management

A Construction and Traffic Management Plan will be prepared prior to construction to carefully manage adverse construction-related impacts including noise, traffic, and air quality.
The proposal intends to minimise these impacts to the surrounding area.

Transport Management and Access Plan, as well as a Traffic Impact Assessment and Green Travel Plan will be prepared to assess and demonstrate both construction and operational traffic on the existing and future road network is acceptable.

Biodiversity

A detailed ecological assessment of the site is occurring to identify any threatened species and help inform the potential impacts of the proposal.

Building form

Construction of 139 dwellings and 12 residential care suites across a mix of one to three storey buildings. The dwelling mix is anticipated to include 79 two and three bedroom independent living units, 54 three-bedroom residential townhouses and 6 three-bedroom villas. Ancillary facilities such as a café, health and wellness centre are also proposed. Sufficient on-site parking, including visitor parking is proposed.

Lifestyle inclusions

The proposal intends to include a communal space to foster social interaction. A public cafe is proposed to serve the daily needs of residents and the broader community. Landscaping and public domain works are proposed to complement the buildings and provide rest points and gathering spaces throughout the development. 

Bushfire

The site is bushfire prone land. A Bushfire Study is being developed to inform the EIS in accordance with the NSW RFS’ Planning for Bushfire Protection (2019).
