Novus on Victoria

Project overview

We are seeking community input on a proposed mixed-use tower including residential Build-to-Rent (BTR) accommodation at 410-416 Victoria Avenue, in the Chatswood CBD.

The proposal (SSD-63324208) seeks approval for a mixed use building with approximately 240 build-to-rent units, associated residential amenities, basement parking and ground floor retail / business uses. The proposal is anticipated to include the following key components:

  • An overall building height of approximately 45 storeys, in accordance with relevant planning controls
  • Active frontages to the ground floor including retail / business premises and the lobby area
  • Approximately 240 apartments in total with a mix of Studio, 1, 2 and 3 bedrooms formats
  • Communal internal and external residential amenities focussed on health and well-being, located in the podium and rooftop areas, including a pool pavilion, gym facilities, pet park, private dining room, resident lounge area and rooftop coworking and lounge facilities
  • Lobby concierge, providing residents with a first point of contact and essential services
  • Basement parking for off-street resident parking, in line with Council’s care share replacement ratio
  • Landscaping and associated public domain works.

The proposal was subject to an architectural design excellence competition, which concluded in August 2024 and resulted in Fender Katsalidis being selected as the architect for the project. Artist impressions of the competition-winning design are available for viewing on this website to provide an indication of the design intent for the project.

The SSDA is anticipated to be lodged in early-mid 2025, with construction to commence following all relevant statutory approvals.
