Hampton Seniors Housing - Roseville

Project overview

We are seeking community input on a State Significant Development Application (SSDA) for seniors housing at 1-7 Larkin Street, 1 Maclaurin Parade, Roseville (the project).

We are holding two community information sessions, including one online and one in-person. Please register using the link to the right to attend these sessions if you want to ask questions and learn more about the project.

Your feedback will help inform ongoing design development before lodging the development application.

If approved, the project would include the following key components:

  • Minor alterations and refurbishment to the heritage item at 1 Maclaurin Parade

  • Demolition of remaining existing structures and construction of an 11 -storey building with two levels of basement parking at 1-7 Larkin Street including:

    • Ground floor aged care facilities (15 Residential Aged Care rooms plus communal and back-of-house spaces)

    • 82 independent living unitsacross levels 1–10

    • Communal facilities at levels 1 and 2 (lounge, dining, gym, pool, cinema, library, etc.)

  • Landscaping and external works.

Construction management

A Construction and Traffic Management Plan will be prepared before construction to carefully manage adverse construction-related impacts including noise, traffic, and air quality. The proponent intends to minimise these impacts to the surrounding area.

Traffic

A Traffic Impact Assessment will assess key traffic considerations including existing and estimated future traffic conditions, parking, and access as well as the impact on surrounding road capacity and pedestrian/cycling routes.

Heritage

The project would include minor alterations and refurbishments to the existing heritage house on the site, Killiecrankie. An independent heritage advisor is completing a heritage impact assessment to ensure the development fits well with the heritage item, and there is no negative impact. 

Building form

The project would respond to site opportunities and constraints for urban design and is of a high quality and landscape-led design. The project aims to provide a high-quality landscaped outcome on the site. The urban design will be informed by Country and will reflect and embed the recommendations of the appointed cultural advisor to address the Connection with Country framework. 

Seniors housing 

The project would comply with the NSW Government Housing SEPP Seniors Housing controls. Future residents will have good access to a range of services and facilities both within the development and nearby Roseville centre.

 

Bushfire

The site is not bushfire prone. The SSDA will include a Bushfire statement confirming this.
