Project overview

We are seeking community input on a State Significant Development Application (SSDA) for mixed use development at 86, 88-90 and 94 Maroubra Road, and 46 Hannan Street, Maroubra(the project).

We are holding two community information sessions, including one online webinar and one in-person. Please register using the links to the right to attend these sessions where you canask questions and learn more about the project.

Your feedback will help inform ongoing design development before lodging the development application.

If approved, the project would include the following key components:

  • Demolition of the existing buildings and construction of a 10-storey residential flat building, including:
    • 2.5 levels of basement parking
    • 10 storeys aboveground, with approximately 130 units containing a mix of 1 bed, 2 bed and 3 beds, including 15% affordable housing for 15 years to be managed by a Community Housing Provider (CHP)
  • Utilities and infrastructure upgrades to accommodate the project.

Construction management

A Construction and Traffic Management Plan will be prepared before construction to carefully manage adverse construction-related impacts including noise, traffic, and air quality. The proponent intends to minimise these impacts to the surrounding area.

Traffic

A Traffic Impact Assessment will assess key traffic considerations including existing and estimated future traffic conditions, parking, and access as well as the impact on surrounding road capacity and pedestrian/cycling routes.

Parking

On site parking for motor vehicles and bicycles is proposed to be located within the building in accordance with the planning controls with due design consideration applied to minimise its impacts. 

Building form

The design of the project will be carefully refined to respond to the surrounding built form, taking cues from the future character of the Maroubra Junction Town Centre to ensure a high quality and landscape-led design. The project aims to provide a high-quality landscaped outcomes on the site. 

Affordable housing 

The project includes 15% of dwellings as affordable housing (as defined by relevant planning legislation), supporting more inclusive housing outcomes. 

Access and location

The project site is in an accessible area, being within close proximity of high frequency bus routes along Maroubra Road and walkable to Maroubra Junction Town Centre, which includes local retail, health, childcare and recreation facilities.
