Parramatta Road and Pyrmont Bridge Road Annandale Mixed Use

Project overview

We are seeking community input on a Concurrent Rezoning and Development Proposal (Proposal) for 122-130 Pyrmont Bridge Road and 206 Parramatta Road, Annandale (the Property).

The NSW Planning Minister declared the Proposal to be State Significant Development on the 14 April 2025. The Proposal contemplates rezoning the Property from E3 Productivity Support to MU1 Mixed Use, as defined within the Inner West Local Environmental Plan (LEP), and amending height and floor space controls to allow for the construction of a 21-storey building, noting:

  • The Proposal is for a residential building with all apartments solely available for rent. The new apartments aim to address the demand for housing arising from the nearby RPA Hospital and two universities, in addition to the local community;
  • Approximately 275 ‘Build to Rent’ units are proposed;
  • Cafes and retail will be included at ground level providing street activation and amenity for building occupants and the broader community;
  • 15% of the residential floor space will be developed as affordable housing addressing demand for housing from ‘key workers’ (being defined as households with lower income professions such as police, nurses, school teachers etc.);
  • A basement providing off-street parking for building occupants;
  • Landscaping and public domain upgrades including a 3m wide dedication of land along the property’s frontage to Mathieson Street to facilitate a new bicycle lane.

The SSDA is anticipated to be lodged in November 2025, with construction to commence following all relevant statutory approvals.
