845 Pacific Highway, Chatswood Mixed-Use

Project overview

We are seeking community input on a State Significant Development Application (SSD-61559214) for a residential development (the Proposal) at 845 Pacific Highway, Chatswood.

The proposal seeks approval for a mixed-use building with approximately 344 apartments (build-to-sell), associated residential amenities, basement parking and ground-floor retail and commercial spaces. The proposal is anticipated to include the following key components:

Ten level basement, containing approximately 238 car parking spaces, bicycle parking and motorcycle parking
Single-storey podium comprising six commercial/retail tenancies, basement vehicle entry, vertical circulation, plant, and back-of-house areas
A 54-storey residential flat building (Levels 1-56) comprising 344 residential apartments including:
- 14 studio apartments
- 115 one-bedroom apartments
- 86 two-bedroom apartments
- 106 three-bedroom apartments
- 18 four-bedroom apartments
- 5 five-five bedroom apartments.
Communal amenities at Levels 1 and 9
Public domain works, including landscaping, street trees, and public open spaces.

Project facts
Proposal background

	Construction management A Construction and Traffic Management Plan will be prepared prior to construction to carefully manage adverse construction-related impacts including noise, traffic, and air quality. The proposal intends to minimise these impacts to the surrounding area.
	Traffic A Transport Impact Assessment will be prepared to support the application, which will ensure a safe and efficient access arrangement from and to the site, aimed to minimise any adverse impacts on the surrounding area.
	Parking On site car parking for cars motorcycles and bicycles is proposed to be located within a basement in accordance with the planning controls. The basement will be carefully designed and constructed to minimise its impacts.
	Building form The site has street frontages on all aspects. While key development parameters including building height, dwelling mix and non-residential uses are currently being finalised, the design will be carefully refined to respond to the surrounding built form and local character in accordance with the Apartment Design Guide and relevant provisions of the Council’s Development Control Plan.
	Ground floor amenity The development will provide ample ground-floor space suitable for a range of active retail or commercial uses, helping to enhance street activation and create a lively interface with the surrounding neighbourhood
	Access The proposal will provide housing in a highly accessible area. Situated within the Chatswood CBD, the site benefits from close proximity to local services employment opportunities and entertainment. It is well connected to public transport, located only 400 metres from Chatswood Transport Interchange.

In 2024, we engaged with the community on an earlier proposal for this site, a mixed use development with a Build-to-Rent component (SSD-61559214). In August 2025, the project was declared as state significant and eligible for delivery under the NSW Housing Delivery Authority pathway. As part of this declaration, the previous proposal has been superseded by the current build-to-sell scheme.
