80 Boronia Parade, Lugarno

Project overview

We are seeking community input on a proposed Development Application (DA) at 80 Boronia Parade, Lugarno (Glenlee Estate).

Background

Previous plans for the development of Glenlee Estate were not in keeping with the historic value of the site, nor the community’s expectations. As a result of the hard work and passion of local residents, these plans were withdrawn and Glenlee Estate was listed as a local heritage item.

Glenlee was subsequently purchased from the previous developers by Romanous. The Romanous family have longstanding ties to the Georges River area and are committed to delivering a project that respects the site’s historic heritage items, its Aboriginal heritage significance, and its environmental assets.

As part of this careful approach to planning for the future of the site, Romanous have engaged HillPDA to undertake community consultation. We welcome this opportunity to work closely with Romanous and the community to share information about the project in its early stages and invite your feedback.

What is being proposed?

Romanous are currently in the process of developing their plans for the site. A range of technical experts (including biodiversity, historic heritage, and Aboriginal heritage consultants) have been working alongside the architects and planners to inform a design that is sympathetic to the site.

At this stage, the proposal consists of subdivision of the site to a total of around 8-10 oversized lots (inclusive of a larger lot containing the historic dwelling). The proposal would also:

  • Restore and preserve Glenlee’s historic dwelling, boatshed, and outbuildings
  • Protect habitat and biodiversity areas by locating dwelling sites in low-biodiversity areas
  • Avoid and preserve Aboriginal heritage sites.

Project page update - 3 March 2026

HillPDA, Romanous, and the rest of the project team wish to issue our sincere thanks to all the members of the Lugarno community who have made submissions, completed the survey, or spoken with us at the community information session on Wednesday 25th February. We appreciate all the feedback that you have provided to date and we are considering the matters that have been raised by the community. The team are investigating a range of opportunities to address the key issues through design interventions, alterations, and/or additions.

We have now updated this website to include a copy of the draft / work-in-progress project documents that were displayed at the community information session. These are available for you to download via the Project document library tab.

Please note: these documents represent the proposal at a point in time (prior to much of your feedback being received) and are indicative only. The final plans and associated technical reports will be available as part of the public exhibition period once the DA is submitted to Council.

Our survey and submissions inbox / phone line will be open to feedback until 11:55pm Saturday 21st March.
